The Complete Guide to Luxury HVAC: Premium Heating Posted on November 4, 2026 For high-end properties like luxury homes, five-star hotels and resorts, the HVAC system is a critical component that defines the building’s value. In the first part of this series, we discussed the cooling systems for luxury properties. This time we’ll focus on the heating aspect. How is a Premium Heating System Different from Regular Heating? ☑ Precise Temperature Regulation In our experience, a high-end heating system is capable of adjusting its output to match the building’s actual heating load. In contrast to conventional heaters, premium units like modulating furnaces and boilers, or inverter-driven heat pumps, can provide much finer temperature regulation, thanks to variable-speed blowers and sophisticated controls. ☑ Zoned Heating Luxury properties often have unique rooms not found in your typical home, and each can have very different heating requirements. In addition to bedrooms and entertainment areas, they can have specialized spaces like wine cellars, gyms and libraries that require their own temperature. A premium heating system allows for multiple heating zones, allowing occupants to control individual areas instead of heating the entire property uniformly. This is particularly true for multistory residences, sprawling homes and hotels and resorts. ☑ Noise A heating system can be technically excellent and still feel cheap if occupants constantly hear it starting, stopping and moving air. Low noise operation is one of the main features of a high-end system. This is typically achieved using technologies like: Variable-speed fans Low-velocity air distribution Vibration isolation Proper duct design Remote or concealed equipment Radiant heating The last one is especially interesting because it provides heat without the airflow and blower noise of conventional forced-air heating. This brings us to the next characteristic. ☑ Radiant Heating One of the biggest differences between conventional and luxury heating is how heat is delivered. While normal heating equipment like furnaces heat air and distribute it through ducts, a premium installation could instead use: Hydronic radiant floors Electric floor heating Radiant ceiling systems Concealed ducted systems Radiant systems can be particularly attractive in large living spaces and gathering areas where occupants value warm surfaces and even heat. ☑ Aesthetics Luxury HVAC either blends tastefully into the surroundings, or are completely hidden. A standard heating system often has visible registers, grilles, wall heaters or radiators. In contrast, high-end systems make the heating infrastructure nearly disappear, or at least very discreet. Examples include concealed ducted mini-splits, recessed linear diffusers, underfloor heating and tasteful architectural grilles that complement the room’s design. ☑ Smart Features Today’s smart units means the homeowner or facility manager doesn’t have to think about heating. The system can do this on its own, taking into account factors like: Occupancy Outdoor and indoor temperature Time of day Humidity Solar gain Individual room conditions It can also integrate with a broader smart home system such as Amazon’s Alexa, Google Home, Apple’s Homekit, or the new Matter standard. For commercial properties, the high-end system can be integrated with the building management system (BMS) for front-desk control and automated diagnostics. Electric Heating Options High-end Condominiums and Apartments: Ductless mini split heat pump Mini splits provide a very efficient and convenient way to both heat and cool luxury condos and apartments. They offer the following advantages: ✔ No ducts required Luxury condos have limited space for mechanical equipment and extensive ductwork. A ductless mini split only needs refrigerant lines and a relatively small wall penetration rather than a complete duct distribution system. ✔ Unrivaled energy efficiency Mini split heat pumps are much more efficient than electric unit heaters, allowing for lower energy consumption and lower environmental impact. ✔ Zoned cooling and heating Mini splits allow for individual temperature settings in different rooms, known as zones. A single outdoor compressor can be connected to multiple indoor units, each with their own heat settings. This is invaluable for rooms with very different heat requirements, such as wine cellars and cinema rooms. ✔ Flexibility Indoor units come in a variety of designs, from wall-mounted to concealed duct. This provides flexibility and aesthetic freedom. For a large home, ducted systems provide a more aesthetic appeal, since the heat is delivered through discreet registers rather than wall-mounted HVAC units. Our recommended system for large homes with ducts: To follow, check back soon! Quiet Living Spaces: Radiant floor heating Some rooms need more quiet than others. This includes bedrooms, nurseries, libraries, or wellness rooms. If absolute quiet is the priority, then radiant heating is the best option. It eliminates the blower and compressor, which are the main sources of noise. It also doesn’t use ductwork, which produces the noise found in forced-air systems. Instead, the floor itself is heated rather than the surrounding air, producing quiet, peaceful heat. Our recommended radiant floor heating system: Nuheat Nuheat’s ingenious Floor Heating Mats allow for invisible and highly flexible floor heating. They can be installed under tile, stone, marble, laminate or engineered wood floors. The floor mats are pre-wired and can’t be cut, but they can be laid in either direction to match the width and length of the space. And they are almost all DIY… an electrician is only needed to install a dedicated line. The company even offers custom mats for rooms with odd shapes or footprints, just provide the floorplan and a 2-week lead time. Alternative option: Radiant cove heating For homes with a minimalist luxury interior, a radiant cove heater is much less visually intrusive than conventional wall heaters. They can be mounted high on a wall and provide radiant heat rather than relying on forced-air distribution. This allows for fairly discreet and quiet heating similar to sunlight. Our recommended radiant cove heater: Ouellet Ouellet’s sleek cove heaters can be installed unobtrusively high up on the wall, above doorways or windows, hallways, bathrooms and other small spaces. This frees up floor space, avoids clutter, and eliminates any burning risks for large homes with small children or pets. The heaters can also be interconnected to provide wall-to-wall radiant heat for large rooms or open living areas. Hotels: Premium PTACs Compared to residential properties, hotel chains have more demanding heating requirements, since there are hundreds of individual rooms, each with guests with different temperature preferences. And unlike consumer HVAC, commercial equipment needs exceptional reliability and easy serviceability. This is why PTACs continue to be the HVAC of choice for hotels with hundreds or thousands of guest rooms, since these beefy commercial-grade units provide dependable years of operation amid constant heavy usage. The integrated heat pump in PTACs provides heating by reversing the refrigeration cycle, and even comes with electric resistance heating to provide backup when needed. At the same time, today’s modern PTACs are much more efficient and less noisier than their older counterparts. Our recommended PTAC Heat Pumps for hotels: Amana When it comes to PTACs, Amana is one of the industry’s biggest names, used by hotel chains, dormitories and nursing care facilities. All of their PTACs boast a Sound Transmission Class of 29, meaning impressively quiet operation. Units come with Room Freeze Protection, which automatically starts the fan and electric resistance heat when temperatures fall below 40°F to prevent freezing. The PTACs can also be paired with optional smart thermostats and sensors that detect indoor conditions and occupancy levels to automatically adjust the system for comfort and efficiency. These peripherals are wirelessly connected, so no unsightly drilling or cable running is required. GE GE’s Zoneline PTACs have been used by hospitality properties for generations. The latest iteration now uses R454B refrigerant, the most environmentally friendly refrigerant available. Units boast Perfect Control Technology, which enables heat pump operation down to 0°F. Each also supports GE’s SmartHQ Management System, which allows for central desk control and provides remote building-wide diagnostics. It meets the new AHRI standards as well as the new SEER2, EER2 and HSPF2 ratings, featuring 10.6 EER2, 12.1 SEER2, 6.7 HSPF2 ratings. Gas Heating Options Luxury Condominiums and Apartments: Direct-Vent Gas Wall Furnace If the building has natural gas or propane but no central heating system, a direct-vent gas furnace is an excellent option for individual apartments. Direct vent offers a much more permanent and integrated solution: there is no portable heater occupying space on the floor, and the combustion process is sealed off from the living space. Note that it requires an appropriate exterior wall and professional installation. Our recommended direct vent wall furnace for condos and apartments: Empire Comfort Systems Empire boasts the largest portfolio of gas heating. This proudly American brand has been specializing in gas heating systems since 1932, and their products can be found in millions of homes, hotel rooms, and living spaces nationwide. Rinnai Rinnai’s EnergySaver line of smart direct vent furnaces uses modulating technology to maximize efficiency to deliver just the right amount of heat. The unit continuously monitors room temperature, detecting fluctuations of less than 1°F. When a door opens and cold air rushes in, the furnace automatically adjusts fan speed and BTU output to restore the desired temperature quickly and efficiently. Williams Furnace This renowned brand offers premium-grade direct vent wall heaters. The furnaces have ceramic coated combustion chambers for extended lifespan, and robust heavy-duty cast iron burners. All vent caps also include built-in “Bird-Guard”. Large Homes Forced Air Furnace When it comes to heating large homes, forced air furnaces are unmatched. These high efficiency systems provide large capacity heating that are even distributed throughout the house using air ducts. Our recommended standard forced air furnace for large homes: Goodman These modern furnaces have two-stage valves, which allow 50% and 100% capacities to adapt to your specific needs. They are also highly flexible, allowing for multi-position installation for upflow or horizontal left or right arrangements, as well as removable bottom for side or bottom return applications. The latest generation also boasts ComfortBridge Technology that supports smart thermostats, makes automatic adjustments as needed and allows for diagnostics via the CoolCloud app. High-Capacity Vented Counterflow Furnace For large homes without a central HVAC system, a high-capacity direct-vent counterflow furnace offers substantial heating capacity while occupying relatively little floor space. Counterflow furnaces distribute heated air toward the floor, which then rises. This allows for more uniform room heating compared to delivering hot air near the ceiling. Our recommended counterflow furnace for large homes: Empire Comfort Systems Empire’s offers counterflow vented wall furnaces from 35,000 to 55,000 BTUs. They can be installed flush to the wall or recessed up to 4 inches into the wall for a clean look. The heat comes out at floor level so you get an even distribution of warmth throughout the room. Entertainment Areas / Gathering Spaces: Gas or Electric Fireplace Gas or electric fireplaces provide the cozy ambiance of a traditional wood-burning fireplace, with none of the smoke, soot, and intensive maintenance. Gas Fireplaces Direct vent fireplaces offer better energy efficiency, since they stop the warm air from escaping up the flue. They also don’t require a masonry chimney since the vent pipe can be run through an outside wall or up through the roof. We carry premium direct vent fireplace systems from trusted brands like Empire Comfort Systems, Majestic Fireplaces, and Superior. Ventless gas fireplaces provide 99.9% energy efficiency since none of the heat is vented out, and all warmth stays in the indoor space. They dispense with the need for an outside vent, making them great for areas where a traditional chimney is impossible to install. We have ventless gas fireplaces and fireboxes from notable brands including Everwarm, Monessen, Superior, and White Mountain Hearth. Electric Fireplaces These provide unparalleled flexibility and customization. They can be installed in places where traditional fireplaces and gas fireplaces are impossible. The flame colors, height, and even effects can be customized, and contemporary linear designs boast wide viewing angles not possible with conventional hearths. Check out our traditional and modern designs from Dimplex, Empire and Simplifire. Bring on the Heat The most sophisticated luxury properties use more than one technology. A standard furnace can provide primary heating and cooling for large homes while heat-pumps do the same for smaller condos and apartments. Radiant floors provide silent heat to bathrooms and quiet living spaces, while gas systems can provide high-output or backup heating where it makes sense.
